Though known as the "Windy City," Chicago experiences more weather extremes than just wind. Hot, humid summers and brutally cold winters in Chicago can play havoc with residents' heating and air conditioning costs. One way to cut these costs is through window replacement. Particularly in older homes, windows are a major source of heat exchange, letting the hot air escape in the winter and the sun's heat inside in the summer.
Thermally efficient replacement windows typically have either wood or vinyl frames and double or triple panes. Other energy-saving technologies are available, too, such as argon gas in the space between panes and low-E coatings. In the Chicago area, it costs, on average, $11,076 to install vinyl-frame replacement windows in a mid-range home. Wood is approximately 10 percent more costly. In an upscale home, the cost for vinyl is $14,322, with wood about 25 percent higher. Although the average resale value of a home with replacement windows is around 68 percent versus a national average of 77 to 79 percent, only siding replacement has a higher return on investment in the Chicago area.

The American Council for an Energy-Efficient Economy estimates that windows are responsible for one-third of the heat loss from an average home. Energy-efficient replacement windows can reduce this loss, resulting in lower heating bills in the winter and air conditioning bills in the summer. In addition, there is a federal tax credit of 30 percent of the cost of replacement windows (excluding labor and installation) up to $1,500 maximum. The windows must meet the Energy Star standard to qualify for the tax rebate.
